Why Specialist Disability Accommodation

Specialist Disability Accommodation (SDA) is accommodation designed for people with extreme functional impairment or very high support needs and is provided to National Disability Insurance Scheme (NDIS) members who meet specific criteria.

SDA housing contains features to assist residents live more independently whilst enabling additional support to be delivered more safely and effectively. The NDIS annually funds A$700 million for SDA but suppliers are not meeting the demand due to a shortage of suitable accommodation.

An estimated A$5 billion is required to meet the NDIS housing objectives for participants of SDA. This has inspired private investors who are keen to help support this critical SDA accommodation issue.

It’s important that SDA providers satisfy the needs and changing requirements of the occupants and ensure that improvements to their independence are strived for. Crucially, these homes need to meet the diverse and often evolving needs of their occupants throughout their lives.

An estimated 50,000 NDIS participants will require SDA by 2030, but already current participant’s needs are going without because the existing disability housing needs redevelopment.
